Further to my previous letter dated 21 December 2018, I am writing to update you about the heating and hot water situation affecting some of the flats. Please accept our apologies for the delay in securing a remedy for this issue.
As stated in the minutes of the Residents meeting held on 21 November 2018, the Biomass heating system is currently not in operation and as a result the 2 reserve gas boilers are working to run the system however, we have been made aware that these do not have enough capacity to provide consistent levels of heating/hot water and also leave no emergency back-up.
During December 2018, we held several meetings with our contractors and specialist consultants to increase the temperature generated from the communal heating system which is then distributed to the flats. This has included power flushing the existing gas boilers on December 24 in an attempt to improve the temperature generated over the Christmas period. Unfortunately, any improvement to date has been insufficient to deliver a sustained improvement at peak periods.
Additionally, Housing for Women investigated the potential of introducing a temporary commercial boiler to the installation, but this proved impractical due to the nature and location of the site. Additional options are currently being investigated.
Our contractors and staff will be meeting on site again on 10 January to determine what further measures are appropriate at this time to increase the heat distributed through the system and we will be able to provide a more comprehensive response by Monday 14 January, outlining our action plan.
In the meantime, we will continue to supply temporary heating to any residents that are experiencing low temperatures within their flats. Once again we apologise for the extended inconvenience caused to you at this time and we want to assure you that we are taking this issue very seriously and are striving to remedy the situation at the earliest opportunity.
